Ennismore has signed Delano Puglia, the first Italian property for its Delano brand, alongside partners LIMM and Società Rinascimento Valori. The resort is slated to open in 2028 along Puglia's Adriatic shoreline in the historic port city of Monopoli, a new point on the brand's map.

The hotel will hold 76 guestrooms, 13 of them suites, set within a secluded Mediterranean landscape of crystalline waters, rocky coves and sweeping sea views. Its design leans on light-filled interiors, fluid indoor-outdoor transitions and a natural palette the brand calls timeless, contemporary and alluring.

Food and drink run deep here. An all-day destination speciality restaurant, operated by Paris Society, leads the offering, joined by two pool bars and a lobby lounge. The most pointed nod to the brand's roots is a reimagining of the Rose Bar, the Miami original that defined Delano's social pull.

Wellness comes under The Source by Delano, the brand's own programme, blending restoration with expression across elevated movement spaces, pools and programming. A suite of flexible indoor and outdoor event spaces rounds out the resort, positioning it as both a serene escape and a magnetic social destination.

The brand has always been framed around a feeling, Phil Zrihen, Deputy Group CEO of Ennismore, said in the announcement. He described it as a sense of ease, elegance and cultural relevance that transcends place, and called Puglia a natural evolution of that philosophy.

Zrihen set the destination up as an ideal setting for Delano's refined resort spirit, pointing to what he called a rare balance of beauty, authenticity and understated sophistication.

The CEO of LIMM, Vito Liuzzi, called the project important for Monopoli and Puglia, revitalising a part of the city and unlocking a new resort where local residents and visitors can enjoy the best of Pugliese hospitality. He said LIMM is proud to begin the partnership with Ennismore.

Liuzzi expects Delano Puglia to become a new point of reference in the region for luxury lifestyle under the Delano brand, and an icon in Puglia for years to come. The two developers, LIMM and Società Rinascimento Valori, are the local partners carrying the project forward with Ennismore.

Delano is the Miami-born brand Ennismore has been exporting across Europe and beyond, known for its Rose Bar and its pairing of design-led rooms with a magnetising social scene. Puglia gives it a quiet Adriatic setting rather than another city-centre tower, a different register for the name.

The choice of Monopoli is deliberate: a historic port city rather than a resort built from scratch, with a coastline of coves and clear water that suits a wellness-led, slower luxury. The Source by Delano's movement spaces and pools are pitched at exactly that pace.

On the food side, handing the all-day speciality restaurant to Paris Society signals ambition. The group is known for building destination dining within hotels, the kind of room-filling restaurant that pulls local residents through the door rather than only overnight guests.

No opening date beyond 2028 has been given, and no room rates have been published.
