St Regis Marbella Las Dunas to open in 2031 with 169 rooms and 151 residences
The €500 million project replaces a W Hotels plan first announced in 2016, and nearly 69% of the plot goes to public space.
St Regis Marbella Las Dunas, the first St Regis hotel on the Costa del Sol, will open in 2031 in the Las Dunas area of East Marbella. Sierra Blanca Estates and Platinum Estates are developing it under Marriott's St Regis brand, on land that has been reserved for exactly this kind of seafront project for years.
The scheme pairs a 169-room hotel with 151 branded residences ranging from two to five bedrooms and from 150 to 1,000 square metres. Prices and reservation terms have not been published. The development is on more than 160,000 square metres beside the sea in the Las Chapas district.
The two developers put the investment above 500 million euros. According to the mayor, around 110,000 square metres, close to 69% of the plot, will be allocated to public spaces, with the privately owned hotel and residences built on the remainder. That split shapes both the density and the character of the finished project.
The residences will have independent access, so owners can come and go separately, and will be able to benefit from hotel services. The full opening is set for 2031, though exact pricing has been withheld for now. This is not the same project as St Regis Residences Casares, which is already for sale in Finca Cortesín.
The hotel was first announced in 2016 under a different Marriott brand, W Hotels, and its planning process ran for years, as reported by local media. The agreement between Platinum Estates and Sierra Blanca Estates was made public in June 2025, and St Regis has since been confirmed as the brand.
In that time the planned investment has climbed from around 300 million to more than 500 million euros. The shift from W to St Regis marks a repositioning toward a more formal, residence-led proposition, on a stretch of coast where beachfront land has largely been built out.
A plot the developers call unrepeatable
Harry Mohinani, founder of Platinum Estates, framed Las Dunas as central to the company's plans from the start. "Las Dunas has been part of our vision for Marbella from day one," he said, describing years of work to secure land, planning permission and a local partner for a seafront project of this scale.
He called the agreement with Marriott International the missing piece that moves the project into implementation. That land, he added, is an asset that is virtually impossible to replicate in Marbella, where direct beach frontage has grown scarce over decades of development.
Carlos Rodríguez, chief executive of Sierra Blanca Estates, pressed the same point. "On a coastline where beachfront land ran out decades ago, securing a plot of this scale and quality is a once-in-a-lifetime opportunity," he said.
Rodríguez argued the project places Marbella on a par with the world's leading luxury capitals and meets the expectations of an increasingly discerning international clientele. He said it establishes Marbella east as a new benchmark for the destination and a standard for future Costa del Sol developments.
The developer behind Dolce&Gabbana and Armani residences
Sierra Blanca Estates is the property developer behind residential projects for other luxury brands, among them Dolce&Gabbana, Karl Lagerfeld and Armani. The company framed this as more than another project, positioning the plot rather than the brand as the scarce resource.
We have covered the St Regis Iridium spas at its Bahia Beach, Florence and Maldives Vommuli outposts, each with its own treatment identity. Marriott's St Regis brand also runs the St Regis Florence and the St Regis Bahia Beach Resort, which we have written up.
Those spas tell one part of what a St Regis brings: treatments using Clarins products in Florence, overwater treatment rooms in the Maldives, and organic, cruelty-free products on Puerto Rico's north coast. Marbella will extend that network to Spain's southern coast for the first time.
Marbella is a destination we know well, and our guide to the best restaurants there runs from fine dining to eco-conscious brunches. The St Regis will be a new addition to a branded residences market in Spain that the source describes as continuing to grow.
St Regis Residences Casares, at Finca Cortesín, remains a separate offering and is already on the market. Neither project has published prices, and the Las Dunas hotel is not due to open until 2031, so buyers have years before anything is finished.
